What are the requirements to obtain a Connecticut Real Estate Salesperson's License?

• The applicant must be at least 18 years old, when submitting their application to the State of Connecticut.

• The individual seeking the salesperson's license must successfully complete a sixty (60) hour, instructor led, Real Estate Principles & Practices course.  The Real Estate Principles & Practices course must be approved, "to teach the minimum standards as set forth by the Connecticut Real Estate Commission".

• The requirements needed to complete a Connecticut Real Estate Principles & Practices course are sixty (60) hours of classroom attendance, along with passing the course with a grade of 70%.

• After successfully completing the course requirements, the applicant must take and pass the "Connecticut State Real Estate Examination for Salespersons".

• After successful completion of the "Connecticut State Real Estate Examination for Salespersons", State Licensing Laws further require the individual to affiliate themselves with a licensed Connecticut Real Estate Broker within one year of passing the "Connecticut State Real Estate Examination for Salesperson". Failure to do so will constitute re-application and testing of the "Connecticut State Real Estate Examination for Salespersons".

• In order to sell property as a Connecticut Real Estate Salesperson, the individual MUST BE IN AN AGENCY RELATIONSHIP with of a Connecticut Real Estate Broker.


Can I sell real estate on my own as a Connecticut Real Estate Salesperson?No.  A Real Estate Salesperson must have a sponsoring broker to maintain an active license and sell real estate.
How can I become a Connecticut Real Estate Broker?

You must have an active Connecticut Real Estate Salesperson’s License for two years.

• Also, have documentation of completing the additional educational and time requirements, established by the Connecticut Real Estate Commission.

• Only after the successful completion of the above requirements, the applicant is required to take and pass the "Connecticut State Real Estate Examination for Brokers".


I passed the school test and need to schedule my state test.  What do I do?

• Obtain a school affidavit documenting that you have passed the school exam.

• Submit an application to sit for the state exam, along with the original school affidavit and registration fee to the State of Connecticut Department of Consumer Protection. 


I passed the Real Estate Principles & Practices class a few years ago, but never sat for the state exam.  Can I send in my application now to take the state exam?

Yes.  However, you must submit original affidavits of satisfaction for one 60-hour Principles & Practices course or two 30-hour Principles & Practices courses.  Provided the first 30-hour course was completed no earlier than October 1994.

• If you do not have a total of 60 hours, you must return to pre-licensing school to complete your missing hours and pass the school test.


I let my license expire a few years ago.  What do I need to do?

If your Salesperson's License expired over 2 years ago, your eligibility to reinstate your license has also expired.  You must attend and pass the 60 hour pre-licensing school curriculum, then reapply and retake the state exam.
